01 — Proposed buildings Development applications

All new building work is required to comply with the BCA. Council will often request a BCA Report as part of a Development Application (DA) to demonstrate the proposed building is capable of complying with the Building Code of Australia.

We assess the proposed building work against the current BCA and prepare a report suitable for submission to Council. The report identifies any non-compliances and makes practical recommendations for how the design can be modified to comply — before construction begins, when changes are cheapest.

02 — Unauthorised works Building Information Certificates

A Building Information Certificate (BIC) is required by Council to approve unauthorised building works. Council will often request a BCA Report to accompany the BIC application to demonstrate the completed works comply with the BCA.

We assess the completed building work against the current BCA and prepare a report for submission to Council. The report identifies any non-compliances and makes practical recommendations for how the works can be retained and upgraded to comply, where required.

03 — Existing buildings Redevelopment & upgrades

A BCA Report is often required by Council as part of a Development Application for the redevelopment of an existing building. Under sections 62 and 64 of the Regulations, Council has the authority to require an existing building to be partially or totally upgraded to comply with the current BCA.

We assess the existing building against the current BCA to identify any non-compliances, and prepare a report with practical recommendations for how the building can be partially upgraded to meet Council requirements.

04 — Subdivisions Strata & Torrens title

Subdividing an existing building — whether by strata subdivision or Torrens title subdivision — generally requires the building to be assessed against the current BCA, with fire safety requirements the most common area of concern.

We assess the building against the current BCA and prepare a report for submission to Council, with practical recommendations for how the subdivision can be made to comply with the fire safety requirements.
